The land extends to approximately 19.40 acres (7.88 hectares) in total, comprising approximately 16.08 acres of productive grassland and approximately 3.32 acres of mixed woodland. The grassland is split into two parcels. The most northerly parcel measures 9.02 acres and the most southerly parcel measures 7.06 acres. There are a number of spruce and fir varieties planted to the southern end of the woodland and the northern portion is planted with more mixed deciduous varieties. The boundaries are in good condition and are mainly post and wire with sheep netting. Access between the land parcels is via the area marked in purple on the sale plan. This area is currently populated with trees but the Seller will remove the trees and fencing where necessary to create an access from A to B marked on the sale plan. Tenure The land is for sale freehold, with vacant possession to be granted upon completion. Access Access is currently via a double field gate directly off Langley Lane, marked with a blue arrow on the sale plan. Services The land has a metered water supply and there is a trough located within each land parcel. Overage In the event that the Buyer or their successors in title obtain planning consent to carry out any form of development (other than for agricultural, forestry or equestrian use) they will pay 20% of the net uplift in value to the Seller, or their successors. This provision will run for 20 years from the date of purchase and the trigger will be any actual implementation of planning permission, or a sale with its benefit. Burdens The property is sold subject to all rights including rights of way, whether public or private, rights of light, support, drainage and other rights, obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether or not constituted in the title deeds or referred to in these particulars. The Buyers will be held to have satisfied themselves as to the nature of such burdens.
