Location

Erw Wen is set in an idyllic valley position on the edge of the hamlet of Harford. The university town of Lampeter is only about 7.5 miles with shops, schools etc while the market town of Llandovery with railway station and Llandovery College is about 13.5 miles on the edge of the famous Bannau Brycheiniog (Brecon Beacons) National Park. It enjoys amazing night skies with a very low light pollution level.

Description

Erw Wen is a stunning country property that offers a handsome farmhouse (thought to date c.18th century) that has been renovated and refurbished throughout together with a sympathetic extension by the current owners, to provide generous and comfortable living accommodation while retaining its character features using natural stone and wood. Works include new plumbing, wiring, heating, doors, stairs, windows, flooring, bathrooms and kitchen. The farmhouse features solid stone floors downstairs and engineered oak floors upstairs, solid oak doors, custom designed and built kitchen - stone surface (Mandarin Stone). Most of the stone was supplied by them, including the Indian slate on the bathroom walls and the patio stone. The sitting room floor is mostly covered in the original 18th century large slabs.

Across the traditional farm courtyard is an extensive stone barn that has been converted to provide excellent studio/office space with garage, library, and annexe, ancillary to the main house. The stone barn had similar works as the house had done and was also sand blasted. The long barn was connected to the adjoining tack room (now containing a wet room) and in turn, the old double coach house. It also had a new roof and guttering. The old coach house retains its hand cut slates. There is a further undeveloped stone barn with adjoining stable. The back wall of this undeveloped barn was rebuilt by a well-regarded stone mason. Farmhouse Accommodation Ground Floor
The front entrance leads into the reception hall with doors opening off to the principal reception rooms and separate cloakroom. A fine oak staircase rises up from the reception hall to the first floor accommodation again with oak floors. Externally

The Outbuildings
Across the traditional farm courtyard is an attractive traditional stone barn. The main part of this barn has been converted into an impressive studio/office. Stairs rise up to a first floor area that has been used as a superb library area with a vaulted ceiling, exposed A-frames and a wood burning stove. Adjacent to the barn is a useful store/workshop with another storage area on the first floor accessed by its own staircase. The barn has been connected to the old tack room that now houses a wet room with a hallway leading to the converted old double coach house.
