Rare opportunity for a farm tenancy at Ash Dub Farm, a highly regarded upland Swaledale sheep holding situated on the Raby Estate in Forest-in-Teesdale, Barnard Castle.

Description

Ash Dub comprises a main steading with 3 bedroom farmhouse, modern and traditional buildings and approximately 143.43 acres of land, comprising 29.418 acres of meadow and 114.014 acres of pasture and rough grazing. Attached to this holding are sheep rights for 100 ewes and followers on Ettersgill Common with a restriction under the current Countryside Stewardship Scheme which limits exercised numbers to 90 ewes and followers for summer grazing only. The incoming tenant will purchase the highly renowned ‘Ash Dub’ Swaledale flock.

In addition the current holding includes a separate block of land extending to 32.413 acres comprising 7.723 acres of meadow and 24.690 acres of pasture land, which is available with the holding or as a separate lot.

Situation
Ash Dub Farm is on the Raby Estate and is situated off the B6277 down a gated private track. The farm is approximately 4.8 miles north west of Middleton in Teesdale and approximately 15 miles north west of Barnard Castle.

Farm House
A traditional whitewashed detached farmhouse with kitchen, main reception room with coal fire, downstairs bathroom and separate WC, bootroom and pantry.

There is a storeroom on a level between the first and second floor which is accessed externally.

Upstairs there are three bedrooms, x2 good size doubles and a single.

The farmhouse requires some works to modernise, these are to be agreed between parties during the letting process and may mean the farmhouse is let later than the land, buildings and hefted flock.

Farm Buildings
Behind the house there is a useful stone building comprising coal store, storage room and garage building which currently houses a diesel tank.

A suite of traditional stone buildings sits just up from the house to the right of the track, comprising x2 cow byres, hog house and loose house, all with concrete floors, water and electric. Tin hay barns have been added to these buildings, these have earth floors and no services.

A modern 5 bay steel portal framed barn with concrete floor, water and electric sits behind the house.

An additional stone building known as ‘the sheep house’ is accessed from the field to the right of the yard. There are no services to this building.

Land
Lot 1: The land attached to the holding is Grade 4 & 5 and extends to 143.43 acres of land comprising 29.42 acres of meadow and 114.014 acres of pasture and rough grazing.

Attached to the holding are sheep rights for 100 ewes and followers on Ettersgill Common with a restriction under the current Countryside Stewardship Scheme which limits exercised numbers to 90 ewes for summer grazing.

Lot 2: A separate block of Grade 5 land extending to 32.41 acres comprising 7.723 acres of meadow and 24.69 acres of pasture land.
