An extended, substantial Georgian house on the southern edge of Tetbury, with excellent character and beautifully modernised interiors.

Location

Tetbury is a popular and lively traditional Cotswold market town, well known for its 17th- and 18th-century architecture. Historically, the town was known for its wool market and more recently antique shops but today boutique and specialist shops, together with cafes, an award-winning bakery, restaurants and bistros have come to the fore. There is superstore shopping on the edge of town and a wider choice of supermarkets, shops and leisure facilities in nearby Cirencester (12 miles).

There are direct rail services to London Paddington from Kemble and Swindon stations, the latter scheduled to take approximately 55 minutes. There is good access to the M4 and M5 towards Bristol and the A419/A417 on the other side of Cirencester. The main regional centres include Cheltenham, Bristol and Swindon, all of which are within daily commuting distance.

There is a good choice of private and state schools in the area including Westonbirt, Rendcomb College, Beaudesert Park and the Cheltenham Colleges.

Nearby is the world-famous National Arboretum at Westonbirt which covers 600 acres and boasts one of the most varied specimen collections in Europe as well as some 17 miles of trails. Other recreational opportunities include golf at Westonbirt and Minchinhampton, sailing at the Cotswold Lakes, motor racing at the Castle Combe circuit, racing at Cheltenham, polo at Cirencester and Beaufort polo clubs and horse trials at Badminton and Cirencester Park.

Description

Ludlow House is a stunning property that spans the ages: a Georgian façade, an early Victorian extension to the rear and a detached garage and useful study area added in the 1960s/70s. It is one of a handful of larger properties in the market town of Tetbury and situated less than half a mile from the town centre, within easy reach of the many charming independent shops and restaurants.

The substantial house is perfect for family life, affording over 4300 sq ft of accommodation which is generously proportioned throughout and offers a well-planned layout with four reception rooms and five good-size bedrooms. In recent years the house has been subject to an extensive programme of renovations, including new kitchen and bathrooms, full cosmetic redecoration, a new boiler, new wood-burning stoves and fitted joinery. The updates complement the extensive character features, including wood floors, fireplaces and ornate plasterwork.

The ground floor is wonderfully spacious, with the reception rooms within the original Georgian part of the house perfectly appointed for big family gatherings and celebrations. The main sitting room has an open fire and the Snug/garden room and TV room are both fitted with Chesney wood-burning stoves, creating warm and inviting spaces for both formal and relaxed occasions. In the larger sitting room at the front of the house, a fitted cabinet is designed as a discrete bar with a wine cooler and shelving storage. The main reception hall also features a charming wood-burning stove and currently provides space for a grand piano. The kitchen is a welcoming room, designed in an open plan style incorporating food storage, preparation and dining areas, with ceramic tiled floors warmed by underfloor heating. The bespoke Lux Interiors cabinetry is painted in a soothing sage green and conceals premium NEFF appliances and a BORA induction hob. A trio of Tom Dixon 'Fat Beat' pedants illuminate the central island, which doubles as a breakfast bar, while an adjoining utility room has space for laundry machines.

Upstairs there are five good-size bedrooms including a principal bedroom with an en suite bathroom designed with underfloor heated non-slip tiles and a shower room with twin rainfall showerheads. There are two further en suite bedrooms, ideal for older children or visiting guests, plus a family bathroom with a freestanding bath and separate shower. All of the bathrooms feature marble vanity units and heated towel rails. The first floor studio and gym room is accessible within the house by a separate staircase.

Outside
The property is tucked away on a popular residential road a short distance from the town centre, fronted by a good-size private driveway and a pretty garden. A detached garage has space for two cars and a useful first-floor studio currently set up as a home office and gym, which has annexe potential (subject to obtaining the necessary consents). The gardens are well established and attractively landscaped, incorporating mature trees including silver birch, Judas tree, apple, plum and pears, deep herbaceous borders and a vegetable plot with a tomato house, cold frame and a charming brick-built potting shed. At the front of the house there is a delightful well house with electricity and water which is very useful for gardening. The rear garden provides a generous space for entertaining on a sandstone terrace.
