The farms lie in the village of Cockfield in Suffolk. Cockfield is a sought after village located south of the historic town of Bury St Edmunds.

Access to road networks from the land is excellent with both farms benefitting from direct access onto the A1141. The A134 is located approximately 1.5 miles from the farms, providing connections to the A14 and other national road networks.

The arable area across the farm extends to approximately 472.26 acres (191.12 hectares) with the majority of the land classified as Grade 3 on the Land Classification of England and Wales maps.
