Description

Lot 3 comprises 50.07 acres (20.26 hectares) of arable land situated to the north-east in Cockfield on the east side of the A1141. Lot 3 is outlined in blue on the Peppers Hall sale plan. The land comprises one field which is accessed directly from the A1141.

The majority of the land classified as Grade 3 on the Land Classification of England and Wales maps. The soils are described as being of the Hanslope Series being a calcerous clay, suitable for growing a range of high yielding cereal crops.

The contractor would welcome the opportunity to continue their occupation by way of a Farm Business Tenancy or a Contract Farming Agreement should a purchaser so wish.

The farm is in good heart having been well maintained by the owners and contractor. The land has been extensively drained over the years with copies of the drainage plans available upon request from the Vendor's agent.
