Location
The land at Upper Anguston and The Baads is located approximately three* miles north west of the village of Peterculter, and 12* miles east of the city of Aberdeen. The land is easily accessible by road, located 4 miles* from the A90 which provides direct links north and south.

Description
Upper Anguston and The Baads comprises a productive agricultural unit located in a desirable area of Aberdeen. The property includes a modern grain store and two blocks of land extending to approximately 275 acres divided by a public road. The land lies between 75 and 117 metres above sea level and is suited to modern farming practices. It comprises 152 acres of arable and 113 acres of pasture.
The soils are generally free draining and derive from the Countesswell series. The James Hutton Institute, classifies the land as predominantly grade 3.2, with smaller areas of grade 4. According to the Met Office, the region benefits from a relatively dry climate, with an average rainfall of 832mm and temperatures are reported as above average for Scotland, ranging from -1 degrees Celsius in the winter to 18 degrees Celsius in July.

From the south, travel north on the A90/AWPR toward the city of Aberdeen and take the A93/B979 exit for Braemar Maryculter. At the roundabout take the 2nd exit, and then at the traffic lights turn right on North Deeside Road for Peterculter. Continue for two miles, through Peterculter, and turn right towards Anguston. After approximately 1.5 miles, the land within Lot 1 will begin on the left hand side and Lot 2
half a mile further on the right.
From the north, follow A90/AWPR towards Aberdeen. Take the A93/B979 exit for Braemar/ Maryculter then follow the directions as above.
