Kingsdale Head is situated to the north of the Kingsdale Valley, within the Yorkshire Dales National Park. Accessed via a single track road which winds through Kingsdale Valley. The village of Ingleton is approximately 4.5 miles to the south, Ingleton is well served and offers a number of churches, a primary school and a community centre. Travelling east along the A65, proceed through Kirkby Lonsdale towards Ingleton for approximately 5 miles, turning left, signposted Higher Westhouse. Continue along Westgate Lane for approximately 1.5 miles. At the junction, turn left onto Thornton Lane and continue for approximately 3 miles. Farm buildings
Located centrally to the holding, the farm buildings comprise a useful range of traditional and modern farm buildings which have been used to support the vendors' sheep enterprise. The traditional stone buildings offer an opportunity for conversion to an alternative use subject to gaining the necessary planning consents.

Kingsdale Head extends to approximately 1,503 acres (608 hectares) which lies within a ring fence, with the farmstead sitting centrally. The land rises from around 1,000ft in the valley bottom to 2,300ft near the summit of Whernside. There are a number of tracks giving access to the land from the farm and the highway which runs through the farm.

The land is classified as Grade 5 under the MAFF Provisional Agricultural Land Classification. The farm is bounded predominantly by well maintained and stock proof drystone walls.

The current vendors have lived and farmed at Kingsdale Head for over fifty years. Historically, the vendors kept a flock of 600 breeding ewes, but now only 180 breeding ewes and 83 gimmer hoggs. All the sheep are Dalesbred. These are available to purchase by separate negotiation.

Kingsdale Head presents an opportunity to develop an enjoyable mixed family shoot. With proactive management, there is scope for an increase in the population of grouse on the holding. Method of sale and tenure
Kingsdale Head is offered for sale as a whole by Private Treaty with the benefit of vacant tenure and possession upon completion. The vendors may request a period of holdover in order to make arrangements for disposal or relocation of livestock.

Basic payment scheme entitlements
All the agricultural land is registered with the Rural Payments Agency (RPA). The entitlements are included in the sale. For the avoidance of doubt, the vendor has made the 2019 claim and will retain the payment for this year. The gross receipt from the 2018 claim was in the region of £36,000.

Environmental stewardship
Kingsdale Head is currently entered into a combined Entry and Higher Level Stewardship agreement which commenced on the 1st April 2011 and has an end date of the 31st March 2021. The purchaser(s) will be deemed to have full knowledge of the scheme and will take it over on completion and comply with the term remaining. The Council Tax band for Kingsdale Head Farmhouse is Band C. Business rates are payable on the cottage however the vendors currently claim 100% small business rates relief.
