SITUATION
The land at Upton Farm is located a mile north of the small town of Loftus. Split into two lots with both blocks benefitting from excellent roadside frontage and access.
To the north, the land sits on the Hummersea Bank and overlooks the Scar and North Sea beyond. Most of the land favourably faces West overlooking the nearby North York Moors National Park.

DESCRIPTION
The land at Upton Farm is a superb block of predominantly arable land with only a small area (c. 20 acres) of permanent grazing. Bounded by walls and hedges, the fields are gently sloping and regular in shape. With the benefit of a mains water supply, parcels could also be sown down to grass if required.

HISTORY
The Vendor’s family have occupied Upton Farm for over 100 years and owned it since 1962.
Historically the family had both pigs and more recently a suckler cow heard and beef finishing enterprise utilising home grown feed and generating valuable Farm Yard Manure.
As well as generous applications of FYM, the family have endeavoured to maintain soil indices and apply regular applications of lime where required.
The Vendor is retaining Upton Farm steading and will erect a stockproof fence along the new northern boundary of “Field 15.”
Land
Traditionally farmed the land at Upton is down to a typical arable rotation for the local area including wheat, barley and beans (historically Oil Seed Rape was used as a break crop).
A small area of grassland was used to support the farm’s suckler cow enterprise through grazing and mowing.
At its highest point Lot 1 sits at c.175m above sea level and slopes down to around 120m on Hummersea Bank. Lot 2 gently declines from c. 160m down to 125m above sea level.
The Agricultural Land Classification map North East Region (ALC001) shows the majority of land being classified as Grade 3 with only the small northern tip of “Field 1” being Grade 4. The Rural Land Registry classifies all of the land as Non Severely Disadvantaged (Non SDA).
Formal land classifications aside, it is clear on inspection that both the arable and grassland is in good heart having been farmed well.
Mains water runs through the property enabling arable to revert to grassland if required.
The arable cropping and silage land consist of decent sized regularly shaped parcels, making them well-suited for modern farming operations. Generous applications of farmyard manure from Upton Farm’s cattle enterprise will have contributed the farm’s fertility over many years.

Stewardship
The land is sold with the benefit of a Sustainable Incentive Scheme (SFI) scheme which runs until 31st March 2027.“Actions” included in the agreement include IPM4 (No use of insecticide on arable crops), SAM3 (Herbal Leys) and LIG1 (Manage grassland with very low nutrient inputs).
The successful purchaser will be required to take on the Vendor’s SFI scheme upon completion of the sale.
