A BEAUTIFULLY SITUATED COUNTRY HOUSE IN NEED OF MODERNISATION WITH RIVER FRONTAGE AND PARKLAND SETTING WITHIN THE YORKSHIRE DALES NATIONAL PARK.
Description
Introduction
The sale of Ellerton Hall provides an extremely rare opportunity to acquire a manageable sized country estate in a beautiful, yet accessible location, within Swaledale and the Yorkshire Dales National Park.
The property which was used as a location for filming the popular All Creatures Great and Small TV series, is now offered for sale for the first time, since the Hall was built in 1830.
The Hall together with the East Wing flat, provides 7,652 square feet of accommodation with well proportioned principal rooms taking advantage of the views. The roof has recently been repaired and restored however the accommodation requires modernisation and refurbishment, enabling the purchaser to put their own stamp on the house and cottage.
The Hall which is approached along a private driveway lies within 46 acres and is surrounded by beautiful historic parkland bordered by a beautiful stretch of the River Swale which benefits from fishing rights. Within the parkland lie the ruins of Ellerton Priory which was a small Cistercian Nunnery dedicated to Saint Mary, believed to have been founded in around 1200. The Priory was surrendered to the Crown in 1536 and formerly dissolved the following year. The remains are dominated by the Church, the earliest elements of which date to 13th Century, but the greater part belonging to 15th Century. It was partly remodelled in 19th Century to turn it into a romantic gothic ruin when viewed from the Hall. Adjacent to the Priory are the buried remains of Ellerton village which was recorded in the Domesday Book.
In our opinion it is a combination of the accessible location, the potential offered by the principal house and the glorious setting within the historic parkland and riverside setting which makes Ellerton Hall such a rare property.
Location and Situation
Ellerton Hall lies in an accessible location in Swaledale within the boundary of the Yorkshire Dales National Park, yet only 8 miles west of the historic market town of Richmond. Leyburn lies 7 miles to the south and Reeth 3 miles to the west, both providing access into the heart of the world famous Yorkshire Dales National Park . The property is accessible to the major communication networks with the A1 lying 12 miles to the east, which can be joined either at Scotch Corner or Catterick. The property is equidistant from both Northallerton and Darlington main line railway stations, 22 miles to the east, and Teesside International Airport is only 26 miles from the property. Ellerton Hall is therefore well placed for both business connectivity and access to a wide range of sporting and leisure pursuits.
Description
A private driveway leads past parkland and an attractive pond area to a gravelled parking and turning area by the front door. The Hall which is Grade ll listed has rendered exterior walls with sandstone dressings under a stone slate roof. A central portico with 2 Doric columns frame the main entrance door. The accommodation which is arranged on 2 floors extends to approximately 7,652 square feet, including the East Wing flat. There are many attractive period features including shutters and cornicing. The principal rooms face south and east as shown on the floorplan, including attractive reception hall and staircase. There are currently 8 bedrooms and 3 bathrooms in the main house, together with a further 2 bedrooms and a bathroom in the East Wing flat. The roof has benefited from a major restoration and repair project which should be reassuring for purchasers who then have an opportunity to renovate and re-decorate the accommodation to suit their individual requirements. The East Wing flat benefits from separate access, enabling it to be incorporated into the Hall or let to produce income if desired.
Gamekeeper’s Cottage
There is a separate 2 bedroom cottage with ground floor living room and kitchen together with 2 bedrooms and a bathroom on the first floor, which also requires modernisation but sits in a private position to the north of the Hall again offering potential for income generation or for use by family or staff. There is potential to extend the cottage into the adjoining store, stables and garaging if required.
Gardens and Outbuildings
There are lawned gardens to the east and west of the Hall with a ha-ha wall between the garden and park. A particular feature is the large walled garden which are now increasingly rare. The driveway continues around the west side of the Hall to the stone-built stables and garages which would be suitable for a variety of alternative uses if required.
The Land
The permanent pasture and grassland extends to 37 acres in 3 fields around the house making up the majority of the land which in all extends to approximately 46.07 acres. A woodland shelterbelt lies to the west of the house with the larger Spring Wood adjacent to the River Swale. Ownership extends to the middle of the River which is a particular feature of the property, due to its’ natural attraction, wildlife and opportunities for family enjoyment as well as fishing.
Acreage: 46.07 Acres
