Gormire will be familiar to many, lying within the boundary of the North York Moors National Park at the foot of Whitestone Cliff, situated midway between the village of Sutton-under- Whitestonecliffe (1.3 miles) and the Sutton Bank visitor centre and car park. The property lies to the north side of the A170 trunk road approximately 5 miles east of Thirsk, 9 miles west of Helmsley and 25 miles north of the City of York.

Gormire lies at the foot of the western escarpment of the Hambleton Hills and contains a natural lake surrounded by well-established attractive broadleaved woodland. The lake was formed over 20,000 years ago by glacial erosion and is the fourth largest natural lake in Yorkshire. Above the lake rises a densely wooded escarpment of Jurassic gritstone which is exposed at Whitestone cliff.

The lake itself which has a surface area of approximately 16 acres is the setting of several myths and folklore, including rumours that the lake is bottomless (untrue) and that at the bottom of the lake is the entrance to hell (probably untrue). What we do know is that the lake has become popular in recent years with wild swimmers as it has no streams feeding it so there is very little current. The Times named the lake as one of the 20 best lakes and rivers in Britain for wild swimming. The lake is known to contain a variety of species of coarse fish including sizeable Pike.

The lake is surrounded by well-established and attractive mixed broadleaved woodland including Birch, Sycamore, Oak, Ash and Elm. Towards the western boundary lies a second smaller lake known as Butterdale which is very private. The whole site forms part of the larger Gormire Site of Special Scientific Interest (SSSI) which includes the adjoining Garbutt Wood which is managed as a nature reserve by the Yorkshire Wildlife Trust. Specific references are made to the wide range of vegetation on the lakeside with ground flora including Bluebells and Wood Sorrel in the woodland.

There are vehicular rights of access to the property from the A170 up the track leading past Gormire Farm to the woodland gate. (Hatched line on the sale plan.)

Whilst there is a legal right of access from the A170 passing Gormire Farm to the site viewers are encouraged to walk to the property from the public car park at the visitors centre and follow the footpath through Garbutt Wood. Alternatively there is a small layby on the southside of the A170 approximately 300 metres west of the entrance to Gormire Farm.
