Leaford Farm is situated at the end of a no-through road on the edge of the semi-rural village of Lea Marston. Within the village there is a church, a restaurant, a shooting club and a hotel with its own golf club and health spa. The area is well served by a good road network, with the M42, M6 and M6 toll being very accessible and provide links to Birmingham, Coventry and the M5 to the south, and Lichfield, Stoke on Trent, Leicester, Derby, Nottingham and the M1 to the north.

Within the courtyard is a dilapidated brick and tile stable building with two loose boxes and a tack room. Fisher German were unable to access the traditional buildings due to their unsafe condition.

To the south of the house is an open-sided, steel framed building with corrugated roof.
