PLANNING CONSENT The site has outline planning consent (Ref: 14/02851/OUT) for up to 25 dwellings to include access. 

ACCESS Access to the site is off 'Roden Grove'. The purchaser will be responsible for the creation of the new access as agreed in the outline planning permission. 

SERVICES Mains water, electricity and drainage is available in the locality. 

COVENANTS The purchaser shall be responsible for the connection to any service apparatus.
