Situation
The land is situated approximately 6 miles north of Neath and 2 miles south of Ystradgynlais overlooking the Dulais Valley. The land is accessible from a stone trackway which links to the council road between Ystradgynlais and Crynant. A location plan is enclosed with these particulars.

Description
The land extends to approximately 257 acres (104 hectares) sitting in one ring fenced block either side of a shallow upland ridge with the Nant Y Rhos Stream forming much of its western boundary and the Dulais River running beside much of its eastern boundary. The land is a mixture of a gently sloping central band of improved pasture land falling away on its eastern flank to steeper less improved slopes with some gently sloping western parts lying damp. The land rises gently from 100 metres above sea level at its southern tip to 200 metres above sea level on its northern boundary. The land is approached from a shared stone trackway which provides access firstly to lower lying pasture before passing through the farmstead and rising with the ridge to higher lying parts to reach the ruins of Henllan Isaf (Lower Old Church) farmstead reputed to be once an early religious site.

The land is currently used for conventional low input sheep and beef cattle grazing with the less improved land possessing a diverse and rich amount of wildlife, fauna and flora in this upland landscape. Some of the level damp natured enclosues grow unimproved marshy grassland over areas of blanket bog. Some of the steeper eastern enclosures hold dry bracken banks with sparcely populated small pioneer trees. More dense pockets of woodland are present on steeper parts.


Lot 1
Comprising the east facing slope of the shallow ridge. Lot 1 extends to approximately 147 acres of gently sloping low and high lying improved pastures combined with some damper areas on higher areas, a parcel of broadleaf woodland and some steeper less improved parts which fall away to front the Upper Dulais River which provides a strong natural water supply. Lot 1 also contains the site of the Henllan Isaf farmstead ruins.

Lot 2
Comprising the west facing slopes of the shallow ridge. Lot 2 extends to approximately 110 acres of gently sloping low and high lying improved pastures combined with some damper less improved low lying northern areas. There is a strong natural water supply with frontage along the Nant Y Rhos Stream.

Grazing Rights
The holding benefits from common grazing rights on Rhos Common.
