Plas Y Dduallt is situated in an elevated position over the Vale of Ffestiniog with fine views across the Moelwyn and Rhinog mountain ranges. The property is located overlooking the village of Maentwrog, with two public houses within walking distance, and approximately 7 miles from the popular town of Porthmadog which offers a wider range of local shops, contemporary restaurants and traditional public houses. Plas Y Dduallt lies within the Snowdonia National Park and is well located for the many attractions of North Wales whilst also offering ease of access to attractions such as the Llyn Peninsula, Portmeirion and the popular tourist towns of Criccieth and Harlech. Likewise, there is good access to both the University City of Bangor, the A55 North Wales Expressway and the North Wales coast, with links to the national motorway network. A direct train link from Llandudno Junction (31 miles) to London Euston takes approximately 3 ½ hours.

From Porthmadog follow the A487 towards Maentwrog. Passing the Oakeley Arms take the first turning left and continue along this lane for approximately ½ mile until the sign for Plas Y Dduallt may be seen on your left. Take the driveway up for approximately ½ mile until you arrive at the property.

Plas Y Dduallt provides a most impressive Welsh manor house dating back to the 16th Century. The house has a rich history with links to Llywelyn the Great, Oliver Cromwell and, more latterly, to the colourful Colonel Campbell who extensively refurbished the property and built Campbell's Platform; a private railway platform for the property from which the Ffestiniog Railway can be caught to both Porthmadog and Blaenau Ffestiniog.

The house has retained an abundance of its traditional features, from exposed stone walls and beams to slate flagged floors and impressive fireplaces. The ground floor comprises of an entrance porch from which the dining room, sitting room and the wine cellar may be accessed. All rooms enjoy fine views with the sitting room benefitting from access to a stone balcony with far reaching views of the Rhinog mountain range. A charming kitchen with a vaulted and beamed ceiling provides a welcoming space with fine features such as the large arched window giving a view into the kitchen garden and access to the minstrel's gallery. The cellar provides exposed stone walls and a slate flagged floor and is currently used as a wine cellar.

Two staircases, one of which is a delightful spiral, lead to the first floor from which four bedrooms, two bathrooms and a store room may be accessed. The historical depth of the property remains clear to be seen, with two of the bedrooms having an abundance of historical features and being known as the 'Cromwell' Room' and the 'Four Poster Bedroom'.

This adjoining wing may be accessed from the main residence or equally can be self-contained with access from the driveway stable door. The accommodation comprises of a kitchen and dining area, a sitting room and a delightful garden room benefitting from natural sunlight and access to the outside garden. There are two en-suite bedrooms and the accommodation has been run as a successful holiday let for a number of years by the current owners.

A long private tarmac drive leads up from the public highway through an ancient oak woodland which has been designated as a National Nature Reserve and is predominantly in the ownership of the National Trust. The property sits within approximately 5 acres of land, of which 1.5 acres or so fall within the ownership of Plas Y Dduallt and 3.5 acres or so is leased from the National Trust on a 50 year lease. Falling within the ownership of Plas Y Dduallt is a cottage style garden and kitchen garden, a well-established and extensive vegetable garden and a traditional stone barn which could offer further accommodation for a holiday let business subject to securing the required planning consents. The land within the National Trust tenancy extends to approximately 3.5 acres and is comprised of a formal garden adjacent to the cottage garden, then rising to hill pasture and woodland up to the railway. The outside space at Plas Y Dduallt provides huge scope for enjoyment and relaxation, from family adventures, with accessible and safe gardens for children to roam free, to those with green fingers who can work to their heart's delight amongst the lawned gardens, the vegetable garden and woodland.

Campbell's platform
When retired Colonel Andrew Campbell (1911-1982) purchased Plas Y Dduallt in 1962, which formed part of the Tan y Bwlch Estate sale, there was no driveway to the property. The Ffestiniog Railway, which would carry slate from the Ffestiniog Quarries to the coast, allowed Colonel Campbell to construct and use a small station platform along which he would drive his locomotive and thereafter park on a private siding next to the platform. Today the Ffestiniog line forms part of the popular Ffestiniog and Welsh Highland Railway and the owners of Plas Y Dduallt can still, uniquely, catch the train from their private platform to Porthmadog and beyond.

We are advised that Plas Y Dduallt and part of the gardens are owned freehold with approximately a further 3.5 acres of gardens and grounds being let from the National Trust on a 50 year lease commencing 28th September 2015 and expiring 27th September 2065.
