The Bapton Manor Estate is situated in the Wylye Valley and has excellent communication links being just one mile from the A303/A36 junction, providing easy access to London (via the M3), the south west (via the A303) and the Cathedral City of Salisbury (via the A36), with a regular train service to London Waterloo (from 88 minutes).
Close to the World Heritage Site of Stonehenge, the Estate also forms part of the Cranborne Chase National Landscape (formerly termed an Area of Outstanding Natural Beauty), known for its chalk streams and beautiful unspoilt countryside.
Heathrow Airport is about 82 miles distant, while Southampton Airport and Yeovilton are each around 35 miles and both can accommodate private aircraft.

Forming the vast majority of the extent of the Estate, Lot 5 comprises beautiful, rolling downland and a selection of buildings, connected by an excellent network of roads and tracks.
Around 1,102 acres of the farmland is currently in arable production, growing a rage of crops including wheat, barley, oils seed rape, beans and maize. Many of the fields are of significant scale, facilitating larger machinery and more efficient, modern farming practices.
Steeper banks and valleys, are laid to permanent pasture, which provide grazing and environmental benefits; two areas adjacent to Wylye Down National Nature Reserve are designated as Sites of Special Scientific Interests. As with the farmland in other lots, it is currently farmed under a Contract Farming Agreement.

Bake Buildings
The Buildings at Bake Farm form part of the Contract Farming Agreement and are used for silage as well as general farm storage, however, subject to obtaining the necessary planning consents there may be scope to repurpose or increase the footprint of these buildings. The Bake buildings are accessed off Cow Drove, with direct access to the A303 less than 200m away.
