In a truly commanding position overlooking some of the finest views in Sussex, Batts is situated at the edge of the sought-after small village of Ashurst, near to the South Downs National Park. Batts is a particularly fine country house of classic proportions which, under the careful supervision of the architect, David Russell, was constructed in the 1960’s on the site of an 18th century farmhouse. The symmetrical red brick elevations are relieved by sash windows and the parapet walling conceals secluded roof terraces from which there are magnificent views. On the ground floor and opening from the galleried reception hall are three reception rooms comprising a fine triple aspect drawing room, Dining room and Study/sitting room, all with views over the beautiful gardens and grounds. The kitchen/breakfast room is well appointed and beyond is an east facing conservatory. On the first floor and accessed from the galleried landing are 5 bedrooms and 4 bath/shower rooms including 3 suites. The fifth bedroom is presently a delightful first floor sitting room with double doors opening to a balcony. A staircase rises to the second floor which is divided to provide sitting areas/potential bedrooms and there are doors to both south and north facing terraces.

Gardens and Grounds From the lane a long drive bordered by lawns and trees sweeps through the grounds and opens to a forecourt adjacent to the front entrance. The gardens and grounds surround the house creating a delightful secluded setting with both formal and informal areas. Adjoining the west elevation and with access from the drawing room are the formal gardens, separated by established yew hedging into 3 distinct areas with stone terraces, deep herbaceous borders and a variety of flowering shrubs. The swimming pool with an adjoining pool house and cottage, which provides ancillary accommodation, lies to the north within a private setting enclosed by the yew hedging and with a wide paved surround, lawns and established shrubs. A south facing terrace opens from the sitting room /study and enjoys uninterrupted views across the sweeping lawns which are separated from the pastureland by a ha-ha. To the west of the formal gardens is a further large expanse of lawn featuring an open rotunda and beyond, separated by a post and rail fence, is a paddock with stabling. There is also a modern barn measuring approximately 50’ x 30’ which provides an excellent secure storage facility. Subject to planning, the barn could be adapted for alternative uses. In all the gardens and grounds extend to about 18 acres. Note: A public footpath crosses the pastureland from the west boundary in a south-easterly direction.
