OUTSIDE

There is an excellent balance of formal and informal grounds.
From the Kimpton Road, Tanyard Lane is a quiet ‘no through' country road, which meanders up above the rural picturesque valley below. The property is approached through wrought iron gates, along a gravel driveway and arriving at the front of the house. The formal gardens surround the house and have been maintained to an exceptional standard with meticulous attention to detail. The gardens include terracing ideal for alfresco dining, manicured box hedging, topiary and formal lawns with far reaching views beyond. In addition, there is a well maintained tarmacadam tennis court beside the stable block, several of the stables are currently used as a workshop but could easily revert to stable use. Between the stable block and the house is the Cottage and the Entertainment Barn. There is secondary access to this area of the property from the lane.

A gate from the lane gives access to a pony paddock with timber log store. A gate leads through to a large strip of young woodland with rides through, perfect for walks. On the far boundary there is access to a footpath, which leads into the village and to a network of lovely country walks.

The Cottage - Access is both by a rear entrance from the main courtyard and by its own front door from a small enclosure of its own partitioned off from the main formal garden, the cottage has a Kitchen and Sitting Room with two comfortable Bedrooms with en suite Bathrooms upstairs.
