Headley Farmhouse, Guest House and Barns

It is well situated at the head of the main drive in a part walled, gravel enclosure. Adjacent to the house is a timber framed barn, which has permission for a gym complex but is currently built to a shell. Beyond this barn is covered outdoor eating area, all within a walled terraced area. Adjacent to the swimming pool is the brick built guest accommodation. There is also a tennis court situated adjacent to the equestrian complex and at the head of the drive, before reaching the house, is a Koi pond.

The Site
Permission has been granted for a spectacular 16,000 sq ft country house as a replacement dwelling on the site of a now derelict property – Headley House. This was designed by Hugh Petter, a director at the prestigious Adam Architecture. The aim of the design was to maximise the wonderful position and far reaching views over the Hampshire Downs and hence the ‘butterfly layout’. A model is available to view at the property. For further information about the design, please contact the selling agents. Ref 15/02958/FUL - Demolition of existing house and replacement dwelling (Headley House), approved 20th May 2016.

Equestrian Facilities
The Estate has outstanding purpose built facilities making it one of the finest equestrian centres in the country. In addition to the current owners who compete internationally in both eventing and show jumping, many internationally acclaimed riders have been based at Headley including Olympic gold medallist event rider Sir Mark Todd. It is well laid out to enable the best possible care of competition horses but is also well suited as a breeding facility.

“The facilities at Headley are fantastic, I was based there for over two years in the lead up to 2012 and did my London Olympics prep there. The facilities are as good as anywhere in the world and would suit eventing, show jumping, dressage and training racehorses”.
Mark Todd KNZM CBE, Double Olympic gold medallist and multiple times winner of both Badminton and Burghley Horse Trials.

Surrounding the equestrian centre is approximately 71 acres (29 ha) of railed paddocks and pasture, together with about 104 acres (42 ha) of woodland. Within the grounds are a number of permanent cross country and show jumping fences to include a replica of the famous Devils Dyke at Hickstead. There is also a water jump. All of the paddocks are fenced and supplied with water. Many of the larger paddocks have field shelters in situ.
