A striking country house commanding spectacular southerly views over Bewl Water and privately set within extensive gardens and grounds, within easy reach of Wadhurst and Tunbridge Wells.

Cousley Place is situated in a semi-rural position in the hamlet of Cousley Wood, within the High Weald Area of Outstanding Natural Beauty, and home of the popular Old Vine public house.

The property enjoys a private elevated positon adjoining the open spaces of Bewl Water, the largest reservoir in the south east which offers leisure activities including horse riding walking and cycling trails, sailing, canoeing and fishing. Wadhurst is about 2.5 miles away with its excellent local amenities including supermarkets, post office, butchers, hardware shop, delicatessen and garage. Tunbridge Wells (7.1 miles) offers more comprehensive amenities, theatres and restaurants.

State and private schools: Primary schools in Lamberhurst and Wadhurst, Uplands Community College (Wadhurst), preparatory schools including Sacred Heart (Wadhurst), Bricklehurst Manor (Stonegate), Marlborough House and St Ronan’s (Hawkhurst), Rose Hill and Holmewood House (Tunbridge Wells), and The Schools at Somerhill (Tonbridge). Independent senior schools in Tunbridge Wells, Sevenoaks, Tonbridge and Eastbourne.

Mainline rail: Frant (Bells Yew Green) about 4.2 miles along the B2169 Bayham Road with commuter services to Charing Cross (via London Bridge and Waterloo East) and Cannon Street or Wadhurst (3.2 miles) on the same line. Alternatively, Tonbridge (about 12.9 miles via the recently upgraded A21 accessed at Lamberhurst), offers more frequent services.

The exceptional private position of this impressive country home can be immediately appreciated as you approach via the long sweeping gated driveway and enter into the spacious reception hall, with its tantalising glimpses of the stunning views over Bewl Water reservoir.

Cousley Place is a generously-proportioned Victorian house with accommodation arranged over three floors and an interesting fireplace and oak panelling in the dining room, suggesting earlier 16th century origins. The property is well presented with stylish fixtures and fittings which complement the many character features and create a comfortable, light and spacious family home in this wonderful setting.

Cousley Place is ideally situated for family life between the popular villages of Wadhurst and Lamberhurst on the northern side of Bewl Water. There is a wide choice of private and state schools in the area and Wadhurst and Frant mainline stations are both easily accessible, offering a regular commuter service to London.

The ground floor living space features three grand principal reception rooms enjoying a glorious south facing aspect with expansive windows for full appreciation of the far-reaching views, a separate study and dining room, a large games room opening out to the garden, a spacious south-facing kitchen/breakfast room with a Mark Wilkinson kitchen, a gym and a practical domestic area.

Eight/nine bedrooms and eight bath/shower rooms are arranged over the first and second floors, with the south-facing attic bedroom arguably enjoying the most impressive view.

A self-contained annexe over two floors provides excellent ancillary accommodation, comprising a further two bedrooms with a kitchen/living room and a bathroom, with access from within the main house, or via a private door on the west side.

The property is fitted with a wireless SONOS system, under floor heating in the kitchen and bathrooms, a remotely controlled Hive heating and water system, a Verisure intruder alarm system and a Super Live Plus CCTV security system.

Garden and Grounds:
Cousley Place is set in an elevated position, commanding superb southerly views. Formal landscaped gardens extend to the rear, with a ha-ha at the bottom forming a seamless link with the open fields which sweep down to the boundary with Bewl Water.

A wide paved terrace spans the rear of the house, accessed directly from the principal rooms, creating enviable space for entertaining. Symmetrical box edged rose beds and wide gravel pathways form a lovely back-drop and link the various areas, including mature rhododendron and woodland walks, a sheltered walled kitchen garden/orchard stocked with apples, pears and figs and with poly tunnels and raised beds.

A swimming pool and an all-weather tennis court lie a short distance away from the eastern side of the house.

The property is approached from Cousley Wood Road via an impressive private gated main entrance with remote controlled automatic gates opening into a long tree-lined gravel driveway. A further set of automatic gates leads to a parking and turning area to the front of the house and to the garages.

The Fields:
The gently sloping fields descend to the south from the formal gardens and out on the eastern side, where park-like grounds bordered by woodland offer a view of Wadhurst Church in the distance. The fields extend to just over 60 acres in all, are fenced and supplied with water, with several access points out to the road.

The fields are currently organically managed to meet with Soil Association guidelines and receive a subsidy in the region of £3,500 per annum and are let out under an annual grazing agreement to a local farmer.

Agent's Note: A public footpath runs through the lower fields from Bewl Water to the south up to the Cousley Wood road as shown on the boundary plan. A further right of way crosses a small corner of the land-holding on the north-east side.

Square Footage: 10663 sq ft
Acreage: 68 Acres
