Slampton Farm lies on the outskirts of the village of Auchnagatt which is situated between Turriff and Peterhead in Aberdeenshire.

The county of Aberdeenshire is recognised as one of Scotland's principal livestock regions and is excellently suited for mixed farming enterprises. The area is well served by agricultural suppliers including grain merchants and agricultural dealers. There is a successful local machinery ring and a weekly livestock market at Thainstone Agricultural Centre near Inverurie (25 miles) and United Auctions at Huntly Mart (38 miles).

The local village of Auchnagatt offers a primary school, while nearby Mintlaw provides local shops and services, medical and veterinary practices, primary and secondary schooling, as well as a new recreational centre.

Aberdeen Airport at Dyce (30 miles) offers daily domestic services to some of the major cities in the UK and Europe. There are direct train services from Aberdeen to London, including a sleeper service.

Aberdeen is a vibrant city with its corporate headquarters, universities and colleges and provides all the services expected of a major city. Private schools include Robert Gordon's College, the Hamilton School, St Margaret's and Albyn as well as the International School of Aberdeen.

The county of Aberdeenshire offers extensive opportunities for field sports with driven pheasant and partridges on many of the low ground estates and grouse shooting and stalking on the upland estates to the west of the county. The rivers Dee, Don, Deveron and Ythan offer the opportunity to fish for salmon and sea trout.

There are numerous golf courses including Trump International at Balmedie and the world renowned Royal Aberdeen. More locally, there are challenging 18 hole courses at Newburgh and Cruden Bay, and a six hole course at Ellon.

Slampton Farm extends to approximately 221 acres of predominantly arable land with a range of modern farm buildings along with a traditional farmhouse.

Accessed from the private farm road, the traditional 1.5 storey stone and slate farmhouse has a brick and harl conservatory and offers private and spacious family living space.

A steel portal framed car port on the west gable leads to a side porch used as a utility room with storage units. This leads through into a dining kitchen with fitted wall and floor units along with a Stanley Rayburn range cooker heating the hot water assisting the oil fired central heating system. The back hallway leads to an office with built in storage cupboards and the family bathroom complete with bath and separate shower.

From the main hallway are two front reception rooms each with open fires and marble surrounds.

A brick and harl conservatory to the front of the house allows access to the enclosed garden.

Upstairs are three double bedrooms and a small storage cupboard.

To the rear of the house is an adjoining brick and harl outhouse accessed externally with a felt covered flat roof. The garden is laid to lawn and enclosed by a stone wall to the front and fencing to the rear.

There are outbuildings to the side of the garden suitable for small storage or kenneling.

The property benefits from double glazing, oil fired central heating, mains electricity, a private water supply and drainage to a septic tank. The farmhouse electrics were re-wired in 2017.

The land extends to 209 acres (84 hectares) of arable land. The remaining area comprises the internal tracks, dwelling and buildings.

The land is classified by the James Hutton Institute for Soil Research as class 3(2). The soils are made up of brown forest soils of the Tarves Series. The land lies between 80m and 120m above sea level.

The fields are a good size for the efficient working of machinery and are capable of growing a wide range of crops. Typical cropping includes grass, spring barley, winter wheat and potatoes. The land has been let for potatoes on rotation. The fields are fenced and are generally in good condition.

The fields are accessed either internally from the farm steading or via the shared private access road.
