The Property
Wylam Wood House is a truly unique period property built in stunning style and brimming with wonderful original features. The original farmhouse dates back to the 1890s when it was part of a considerable estate formed of Wylam Wood, Wylam Wood Farm and land stretching from the banks of the River Tyne to Hagg Bank. The estate was purchased in the early 1930s by an eminent Newcastle solicitor who proceeded to greatly enlarge Wylam Wood House itself. It was his work which created the Arts & Crafts cottage style, with local red brick beneath a tiled roof. Following his death circa 1946, the entire estate was put up for sale and Wylam Wood House was purchased by Mr T Pattinson. The current vendors moved into the property in 1986, and the short list of owners is testament to the strong pull that Wylam Wood House holds over its occupants. The current owners extended further at the rear of the property in 1992 to complete the grand yet inviting home that stands today.
The mighty oak front door opens to a vestibule and onwards to the reception hall. Original oak panelling, parquet flooring, beams and the spindled staircase in the hall are only the beginning of a long list of beautiful original features; fireplaces appear in many rooms, period tiling flows underfoot and elegant leaded windows have remained when so may are lost over the years. Even the original servants bell system is still in place and working to this very day. Three huge and welcoming reception rooms offer space to relax, entertain and dine and there is a wonderful flow to the layout. In addition to the drawing room, sitting room and dining room there is also a remarkable conservatory. This one-of-a kind room is thought to have formerly been a fernery. The original purpose can be seen in the highly unusual shelving which would have supported ferns and orchids, along with the quarry tiled flooring, before the room became a light and warm conservatory.

An Arts & Crafts verandah at the south elevation of the house overlooks the gardens and has long been a family favourite spot to take in the private views.

Beautiful topiary and box hedges add form and definition to the gardens, and there is a string of original ponds with rill to control the flow. Frogs and newts make their home in the ponds. The current vendors have planted many trees over the years and there are productive orchards with apple and plum trees. Wylam Wood House is situated in the highly desirable village of Wylam on the south side of the River Tyne, in the beautiful Tyne Valley. Wylam is a popular commuter village with excellent links to Newcastle City Centre and is famous as the birthplace of George Stephenson, renowned as the "Father of Railways". The village offers day-to-day shopping, a pharmacy, doctor’s surgery, pubs and restaurants. Wylam Tennis Club is located close to the house. Residents of the village have the option to join Wylam Angling Club with access to some of the finest salmon and trout fishing on the River Tyne just moments from the property. Close House Golf Club and Matfen Hall are nearby and both offer excellent leisure and restaurant facilities.
For schooling, Wylam has a First School which has been ranked 'Outstanding' by Ofsted, while Middle Schools are available in Ovingham, Prudhoe and Hexham. For the commuter, the A69 provides excellent access to Newcastle City Centre, Carlisle and onward access to the A1 and M6. The rail station at Wylam provides regular links to both Newcastle and Carlisle, which in turn link to other main line services to major UK cities north and south. Newcastle International Airport is also within easy reach. There is also the opportunity to commute to Newcastle via National Cycle Route 72 which passes through Wylam and follows the River Tyne to the heart of the city.
