The Dukeshouse Wood site sits in an enviable position, a short distance to the south the desirable market town of Hexham. The site is surrounded by mature woodland, offering a secluded and peaceful location.

The site has previously been utilised as an outdoor education facility, before its closure in early 2025. The site comprises of a number of buildings and structures, as well as areas of grassland and football pitches (part of Hexham Football Club). The site is generally level throughout. The buildings comprise of a series of wooden lodge buildings, as well as modern storage buildings, with various areas of hard standing across the site.

PLANNING

The site may have potential for residential development, subject to all necessary consents. Pre-application advice has been sought from the Local Planning Authority (Northumberland County Council). The pre-app was submitted on the basis of a scheme of 48 residential dwellings and was generally supportive subject to a number of comments.
