Once belonging to Earl Grey (foreign secretary at the outbreak of the Great War) and later the Astors, East Learmouth is a well known Borders estate which is situated in a particularly beautiful and private location just a mile south of the River Tweed.

The estate is centred around East Learmouth House, a splendid stone-built period house thought to date from the early 1800s. It retains many fine features but was also thoroughly renovated in the 1980s and today benefits from contemporary comforts such as biomass central heating. With three reception rooms, six bedrooms and three bathrooms it is spacious but practical in size and includes a five oven electric AGA in a newly fitted modern oak kitchen and an attractive sun room along with the more formal drawing room and dining room.

Other properties on the Estate include The Steward’s Barn, a recent three bedroom conversion beautifully finished with exposed stone walls and oak trim joinery. The three bedroom Steward’s Cottage has been equally well upgraded and extended, while two pairs of pretty farm cottages and a detached bungalow complete the residential element at East Learmouth.

The farm itself includes a steading comprising both traditional and modern buildings, among them a refrigerated potato shed let out for £50k a year, and stabling. There are almost 900 acres of arable and around 130 acres of grass and rough grazing. The traditional Branxton Steading could represent a residential development opportunity subject to planning consent.

Sport at East Learmouth includes an excellent driven pheasant shoot which averages 8 – 9 days per season, and much of the Estate’s 79 acres of woodland was planted with the shoot in mind. There are also healthy populations of wild grey partridge, duck and roe deer.

Neal Thompson for Edwin Thompson comments: “East Learmouth is first and foremost a beautifully situated and easily accessible diverse residential, agricultural and sporting Estate which affords considerable privacy in a lovely, unspoilt rural location. Most of the land is grade 2 and the availability of a full irrigation system enables considerable cropping flexibility whilst the rolling topography and numerous small plantations scattered throughout the Estate greatly enhance both the amenity and sporting elements.”
