Planning

The land is classified as Grade 3 under the MAFF Provisional Agricultural Land Classification. The soils are from the Foggathorpe 1 series, common to the locality and described as a clay loam soil. The land has supported a typical cereal and grassland rotation.

The land includes a small shelter belt woodland as part of Lot 1.
