The land at Old Eldon extends to approximately 159 acres in all, east of the hamlet between Moor Lane and Middridge Lane. The land comprises of large arable fields with numerous access points.

The arable land gently undulates and is well suited to cereals and root crops, soils are classified as Grade 3 under the MAFF Provisional Agricultural Land Classification. The land is bound in part by mature trees and hedges, which add to the amenity and appeal of the land.

Part of field 9296 includes a digestate storage lagoon subject to a long term tenancy, this area and the surrounding hardstanding totals about 0.72 acre. There is also a small wooded area within field 8772 which totals about 0.86 acre.

Tenure
The freehold of the farmland is offered for sale with vacant possession following harvest 2021. The digestate storage lagoon is subject to tenancy agreement until April 2035. Copy lease agreement is available on request.

Sale conditions
The land is sold subject to a development overage set at 30% of any uplift in value as the result of the grant of any planning consent, for a period of 40 years from the date of completion of the sale. Excepted forms of development are agriculture (including renewable energy crops), equestrian, forestry or open field horticulture.

A new field boundary will be erected by the vendors in field 6101 as indicated and measured on the sale plan.

Subsidies & Grants
The farmland is registered on the Rural Land Registry where eligible, Basic Payment Scheme (BPS) Entitlements are included in the sale. The Entitlements are currently held by and have been claimed in 2021 by the vendors. The selling agents will endeavour to facilitate transfer to the purchaser in readiness for the 2022 claim, the charge for which, will be £200+VAT per transaction. There are currently no active stewardship schemes in place over the land.

The sporting rights are included insofar as they are owned.

The vendors except all mines and minerals from the sale.
