Rothersthorpe lies approximately 4 miles south of the County town of Northampton. The land is situated to the south of the village and is bordered by North Street on the eastern boundary and off Banbury Lane on the western boundary, both of which provide access.

The Land
A block of ring-fenced arable, grassland and woodland which is undulating in topography with a predominately southerly aspect.
The soils are classified as Grade 3 on the Agricultural Land Classification Map and described by the Soil Series as Wick 1, deep well drained coarse loamy and sandy soils and Denchworth, slowly permeable clayey soils and loamy clayey soils.

Lot 1: A 165.59 acre (67.01ha) block of arable land and grassland together with a semi mature block of standing Poplar and mixed hard wood spinneys. The land has also been used to grow potatoes in recent years.

Lot 2: A 48.40 acre (19.58ha) parcel of permanent pasture with a `small mixed hard wood spinney and a semi mature block of standing Poplar. The land provides year round grazing and benefits from good fencing, mains water and good road frontage onto North Street.

The land is registered with the Rural Payments Agency for the Basic Payment Scheme.

The Basic Payment Scheme Entitlements are not owned by the vendor but will be available by separate negotiation.

Parcel Nos. 7275 and 1587 were planted with Poplar trees in January 2001 under the Farm Woodland Grant Scheme which expires in 2031.

Parcel No. 0424 comprises a mixed hard wood plantation and was established in 1996 under a Farm Woodland Grant Scheme which expires in 2026.

Parcel No. 9607 is a mixed hardwood and natural regeneration plantation managed under the Woodland Grant Scheme and was established in 2007. This agreement expires in 2037.

All current Woodland Grant Schemes will be transferred to the purchaser.

The vendor will harvest all growing crops for the 2018 season and all harvested land will be left as stubbles.
