Farthingstone is a charming small rural village in the heart of the Northamptonshire countryside. Village facilities include St Marys Church, Baptist Chapel, village hall and a popular local pub, The Kings Arms. Local primary schooling is available in nearby Blakesley and secondary schooling at Sponne School in Towcester, with a school bus service serving the village. Private schooling is available at Bilton Grange, Rugby, Spratton, Winchester House, Beachborough, Stowe, Bloxham and Warwick.

Local shops are available at Weedon and Blakesley and other services are available at nearby Towcester and Daventry. There is a golf course to the north of the village and a popular village cricket team amongst a number of clubs.

The village is well located with good road and rail facilities, via the M1 Junction 16, circa 6 miles to the east; and the M40 approximately 14 miles away at Banbury and mainline stations at Milton Keynes and Northampton.

Glebe Farm – Lot 1:

Glebe Farmhouse is a detached four-bedroom house subject to an Agricultural Occupancy Condition (AOC). The house is accessed along a sweeping private driveway surrounded by its own gardens and grounds. The house has four double bedrooms with three reception rooms and a good sized kitchen/breakfast room. The house is situated at the heart of the farm with fine views to the south and south east over its own land.

Farm Buildings

The farm buildings are located along the same private drive as the farmhouse and comprise a range of modern farm buildings around a hardcore yard. The buildings briefly comprise a detached grain store, modern general purpose building with adjoining covered cattle yards and semi-dilapidated traditional stone barn with some potential for conversion to residential use, subject to obtaining the necessary planning consents.

The Land

The land mainly runs to the south from the main farmstead and benefits from good road frontage onto the Maidford road. Save for two paddocks close to the house the land is generally in arable production although some areas are in temporary grassland. The land is split into generous sized enclosures making it ideal for modern farm machinery. The land is generally level, and is classified as Grade 3 under the Agricultural Land Classification. Soils on the property are principally free draining, slightly acid sandy soils. A past cropping schedule is available upon request.

Directly accessed from the Maidford Road is Burntfield Copse which is a delightful semi-mature woodland that encapsulates the spirit of the property with a wealth of wildflowers. The woodland is a place to relax and unwind but could equally be utilised for sporting purposes.
