LOCATION
The land is situated on the south side of Gubboles Drove, approximately 1½ miles west of the village of Surfleet, 1½ miles south of Gosberton Risegate and about 5 miles north west of the market town of Spalding. It is in a rural area and vehicular access is available from Gubboles Drove over a grass roadway / culvert.

DESCRIPTION
The land comprises an approximately rectangular shape parcel of arable land which has been in arable production for many years.

LAND AND SOILS CLASSIFICATION
The land is of the Wisbech Series which is described in the Soils Survey of England and Wales as ´deep stoneless calcareous coarse silty soils and suitable for the growing of sugar beet, potatoes, field vegetables, horticultural crops and cereals.

UNDER DRAINAGE
We are not aware that the land has been under-drained in recent times.

TENURE
The tenure of the land is freehold and is offered with the benefit of vacant possession after the current cropping has been dealt with.

SERVICES
We are not aware that any services are connected to the land. Those parties who may require services / utilities should make their own independent enquiries as to availability and cost of connection with the relevant service providers.

WAYLEAVES AND EASEMENTS
The land is subject to, and offered with the benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water, electricity and other rights, easements, quasi-easements and all wayleaves, whether referred to specifically in these Particulars or not.

DYKES AND DITCHES
We are advised that the Welland and Deepings Internal Drainage Board´s Old Beach Drain West runs along the northern boundary of the field and the Board´s Byelaws apply to the Drain, which will include an easement for cleansing and maintenance.

TENANTRIGHT
Tenantright for unexhausted manurial values and any post-harvest cultivations will be payable by the purchaser, such sum to be stated by the Vendors´ Agents and payable at the time of exchange of contracts. Further details will be available in due course.

DILAPIDATIONS There will be no claim allowed against the outgoing occupier for dilapidations (if any).

CONTRACTS / QUOTAS No contracts nor quotas are available with the sale of the land.

SPORTING RIGHTS The Sporting Rights, as far as they are owned, are in hand and will be included in the sale of the land.

BASIC PAYMENT SCHEME

The benefit of the 2019 Claim Year will remain with the outgoing occupier and the purchaser will indemnify the Vendors and the outgoing occupier with regard to Cross Compliance Regulations from the date of completion of the sale or early entry (whichever is the sooner) until 31 December 2019.
