Location
Low Farm is located to the south of the village of Scremby at the foot of the Lincolnshire Wolds. The property lies 4 miles east of the small market town of Spilsby while the larger market town of Horncastle lies to the west. Horncastle has a wide range of amenities, including shops, restaurants and supermarkets.
Low Farm is accessed directly from the A158 that runs between Horncastle and Skegness, providing access to the A16 which leads north and south across Lincolnshire. The city of Lincoln lies further to the west and has a greater range of amenities, including a train station that offers regular services to London with direct trains, taking approximately 2 hours.

Description
Low Farm extends to about 382.49 acres (154.80 hectares) of grade 2 & 3 arable land. It can be farmed as a satellite unit with excellent road access, or added on to an existing holding. The property is located in a productive farming area on the edge of the Lincolnshire Wolds Area of Outstanding Natural Beauty (AONB).
Agricultural Land
The land lies in a ring fenced block with access taken directly from the A158, there is a central track running throughout the land, allowing for easy movement across the holding. The arable land in total extends to 357.80 acres (144.80 hectares); it has predominantly been growing combinable crops, with vining peas also forming part of the rotation.
The land is classified as a mixture of grade 2 and 3 on the provisional agricultural land classification maps. The land forms part of the Salop soil series which are classified as reddish fine loamy over clayey, suitable for cereals and grassland. The soils are productive and capable of producing high yielding crops in a variety of growing seasons. Over the last 6 years the farm has averaged winter wheat yields of 10.64 tonnes to the hectare.
The fields are a good size suitable for modern farming practices, with the central track linking round the property allowing for good access across the land. There is a small pasture field adjoining the woodland which is grazed by a grazier, otherwise all the land is in arable production.
There are a number of spinneys and blocks of woodland across the land, these extend in total to 19.71 acres (7.97 hectares). The woodland is all mature and has been previously used for sporting, the shoot recently has been on a very informal basis but offers scope for expansion utilising the woodland to a greater extent.
A number of hedges have been planted across the farm as part of a Mid Tier Environmental Scheme this has further improved the amenity appeal of the property. Farm Buildings

The cottage is Grade II listed and currently uninhabitable, it is constructed from red brick with a clay pan tile roof. The property has not been inhabited for a considerable period of time and requires fully refurbishing. A red brick wall wraps around the property linking to the range of traditional farm buddings.
The farm buildings are not listed but fall within the curtilage of the cottage, they are constructed from red brick with clay and slate tile roofing. There is a six bay cart shed alongside an enclosed fodder barn, with windows. There is a more modern farm building located on the western boundary of the yard constructed from concrete block work walling and timber cladding.
Historically a garden nursery has operated from the site, however, more recently the farmyard has been used for agricultural purposes. With its location and good access onto the busy A158 the buildings and cottage offer scope for a wide range of alternative uses subject to planning permission being obtained.
