Introduction
Hall Farm extends to approximately 284 acres (115 hectares) and is a ring-fenced arable and poultry farm located to the south of Langar, in the Vale of Belvoir. The farm includes 4 Broiler Chicken buildings with a combined growing space of 77,400 sq. ft and 4 Biomass boilers with Renewable Heat Incentive (RHI) payments which were commissioned in 2014. The principal residence comprises a 4-bedroom farmhouse and traditional buildings together with a range of more modern farm buildings and newly completed grainstore.
There is a secondary 3-bedroom cottage which is currently used as the Poultry manager's house within the farmyard.


Situation
Langar is a small rural village within the Vale of Belvoir in South Nottinghamshire. Langar is situated almost at equal distance between Nottingham to the north-west, Grantham to the east and Melton Mowbray to the south. The market town of Bingham is located approximately 5 miles to the north and provides a range of amenities and services. The farm is located in an attractive part of Nottinghamshire which is dominated by small rural villages and a diverse range of farming businesses.


Farmhouse
The farmhouse provides accommodation over two floors including: kitchen, utility, living room, dining room, pantry and downstairs bathroom to the ground floor. The first floor comprises four bedrooms and family bathroom. There is a small garden area to the south elevation.


Hall Farm Cottage>
The farm cottage was constructed in 1969 and further extended during the mid-1990's. The cottage provides living accommodation over two floors and comprises: kitchen, living room and dining room to the ground floor. The first floor comprises three bedrooms (one with en suite) and a family bathroom. Externally the cottage benefits from a small, enclosed garden and decking area.


Farm Buildings
The farm buildings comprise a range of traditional and modern buildings providing ample grain storage, general purpose and farm machinery storage for the farm.


Poultry Unit
The broiler chicken unit comprises four buildings with a total combined growing area of 77,400 sq. ft. The buildings are in very good condition and are fully equipped for broiler chicken production with automated ventilation, heating, feeding and drinking systems.
The poultry unit benefits from 72,000 litres of water storage and the yard area surrounding the poultry sheds has surface water drainage to water storage tanks. There is a staff welfare unit in situ opposite the sheds.


Biomass
The poultry enterprise benefits from 4 x 195KW wood pellet, hot water Passat boilers which were commissioned in February 2014. The system benefits from RHI payments which are currently averaging around £95,000 per annum under the contract with approximately 12 years remaining. The farmland surrounds the farmstead on all sides and comprises level, grade 3 arable land divided into seven commercially sized fields. All the fields take access from the farm drive or from the internal track which runs to the south of the farmstead. The soils are of the Denchworth soil series and are medium to heavy textured clay loam mainly suited to the growing of combinable crops and sugar beet.

Method of sale
The farm is offered for sale by Private Treaty as a whole. The vendor is prepared to consider splitting the poultry unit from the main farm.


Tenure & possession
The freehold interest in the farm is offered for sale. Vacant possession will be provided across the majority of the farm subject to sale timing following completion. Basic payment scheme
The vendor will retain the 2021 Basic Payment. The entitlements will be included in the final sale price and the vendor will endeavour to transfer these to the purchaser following completion (note: may not be able to transfer on completion).

Each poultry building has its own 195Kw wood pellet boiler plus 4 LPG hot air gas heaters. The buildings have dimmable fluorescent lighting and there are 72,000 litres of water storage for the poultry unit.There is a 200KVA generator for the poultry unit which is on a lease agreement. The majority of the farm buildings have electricity connected and the grain store has a Ventec fan. The farm has a 200KVA electricity supply.


Energy performance certificate
Hall Farmhouse - E, Hall Farm Cottage – E, Holdover & ingoing valuation The vendor will reserve a right of holdover to use the grain store following the 2021 harvest. If appropriate and timescales dictate, the purchaser may be required to take and pay for any growing crops including seeds, fertiliser, sprays and lime, plus tillage in accordance with the CAAV costings guide in addition to the price offered for the property. Contractors' rates will be charged where appropriate.
The vendor reserves the right to hold a machinery auction if applicable on the land.


Fixtures & fittings
