The Laurels is a most impressive property which comprises a substantial, very well presented house, extending to about 6,095 sq ft (gross internal area), together with an excellent range of buildings, including a two bedroom Coach House with its own garage; an impressive garage building with roof terrace, a pool building, extensive greenhouse and bandstand. All set within stunning gardens and grounds of about 5.71 acres.

Accommodation
It is believed that The Laurels dates back to around the late 1800's and was originally the old coaching house for Springwood House. In 1872 it became the workshop to the renowned railway engineer, Sir Arthur Heywood, who experimented with narrow gauge railways and subsequently built the Duffield Bank Railway, a small section of which can be found within the gardens of The Laurels.

The majority of rooms are of grand proportions, having high ceilings with decorative centre roses and covings, and deep skirting boards. Stone steps lead up to a glazed front door which opens into a wide reception hallway with wood flooring and a wide staircase rising to the first floor. A door leads through to the formal drawing room which has a wonderful wide bay window with window seating and heating underneath and a fireplace with an open fire and grate. From the reception hall wooden steps lead up a second hallway with a sitting room/snug which has a fireplace with multi-fuel burner and bay window to the rear. A glazed door from the hallway opens into an anteroom/foyer which has an external door leading out to the rear, and a useful cloakroom with WC and storage cupboards. Further along the hallway is a wonderful dining room which has a wide square bay, two fitted display cabinets with lighting, a wonderful soapstone fireplace and a serving hatch from the kitchen.

The high quality kitchen was installed by Osbornes of Ilkeston and has a range of oak cupboards and drawers surmounted by granite work surfaces and including a central island unit with breakfast bar.   The stone flooring has underfloor heating and integrated appliances include a large larder fridge, a Lacanche gas range with an oak beam above, microwave oven and two wine cooler. There is a seating area in the kitchen and double doors through to a most impressive Amdega garden room which has a marble tiled floor, exposed stone walls and window seating with electric heaters underneath. Double doors open out on to the front terrace. Also off the kitchen there is a useful laundry room and a further room which is suitable for a variety of uses, such as home gym or office.   Completing the ground floor is a study with fitted cupboards, a second kitchen/store with a range of cupboards and a dishwasher, and a rear corner entrance with underfloor heated stone flooring.

Stairs rise from the reception hallway to the first floor and a spacious galleried landing having a large picture windows overlooking the splendid front gardens. There are five well proportioned bedrooms; the master bedroom has a range of built-in mahogany wardrobes to one wall, leaded windows to the front and a luxury en suite bathroom which has his and hers sinks with corian tops and a separate corner shower unit. Adjoining this room is a useful store cupboard/dressing room. The guest suite has a range of Smallbone fitted wardrobes and another high quality en suite bathroom with separate shower cubicle. There are three further generous bedrooms, two bathrooms and a shower room.

The Coach House
The Coach House is situated to the rear of The Laurels, off the generous block paved courtyard and entered via a side door into a small lobby area with stairs rising to the first floor and opening to the kitchen. Fitted with a comprehensive range of modern white gloss units and integral appliances, together with independent wall mounted gas fired central heating boiler. A door opens into the sitting room, with feature arched window flooding the room with natural light. There is a fireplace and useful understairs store.
Off the first floor landing are two bedrooms, one of which has a modern en-suite shower room and built in wardrobes. There is a modern three-piece bathroom with shower over bath.
An attached garage, with side entrance personnel door is situated to the front.

Outside
The Laurels is approached from the north western corner, with commanding electric wrought iron gates, having gritstone pillar props and opening to the sweeping, lime tree lined drive, which weaves through the impressive manicured front gardens. The drive forks to the front parking area and a further set of electrically operated wrought iron gates open to the rear block paved courtyard. Off this is a patio seating area and a superb detached garage range, with five individual, electrically operated roller doors and having a ceramic tiled floor. Above the garage and accessed via external steps at the side, is a fabulous roof terrace with part flagstone and timber decking with uplighters and a corner gazebo, ideal for al fresco dining and offering wonderful views over the Ecclebourne Valley. Beyond the terrace there is a wildlife pond, with stone and gravelled pathways and an abundance of mature plants and trees. A path leads to an impressive greenhouse with adjoining workshop/kitchen and gardener's WC.
The front gardens are immaculately presented and mainly laid to lawn with mature stocked borders, broken by a mixture of evergreens and varied tree specimens. There is a curious stone bandstand and tennis court with astro-turf surface and fully fenced surround, beyond which is a small paddock leading to the far eastern boundary. Considerable thought has gone into the design and continued maintenance of the gardens, parts of which were allegedly designed by the renowned Capability Brown and Joseph Paxton. There are delightful stone walkways through woodland, edged by walling with outdoor lighting to a plethora of seating areas; a fabulous place to explore.
Sitting elevated above the drive is the pool house/games room. Being of timber clad construction and offering an excellent area for a variety of uses but could easily revert to a pool room if preferred. There is a small kitchen area with integral oven and space for freestanding appliances. With changing facilities, to include shower and toilet, sauna and jacuzzi.
