With its combination of a period four bedroom farmhouse, a useful range of modern and commercial buildings, together with 52,61 hectares (130 acres) of productive irrigated arable land, Fen Farm is a rare offering in the market.

The Farmhouse is located in the heart of the farm with good access from the Public Highway providing a secluded and private family residence.

The productive arable land has been farmed 'in hand' with circa 16.18 hectares (40 acres) of grassland providing grazing opportunities for livestock. There are some pockets of trees around the farm which give amenity and sporting potential.

Fen Farm lies to the west of the village of Washbrook and to the south- west of Ipswich (5 miles). The farm has good access to both the A14 and A12, both within 5 miles. There are mainline train services from Ipswich to London Liverpool St (approx.70 mins).

The Listed house, which dates back to the 16th century, is timber framed and contains many features including exposed timber beams, brick fireplaces and mullion windows. The property has rendered elevations under a peg tiled roof

A private tarmac drive bordered by a hedge on one side sweeps around in front of the property and at the end is a double garage with an up and over door.

The accommodation is arranged over three floors, as shown on the Floor Plans. In the kitchen there are various wall and base units for storage, a Rangemaster 110 cooker, a Trianco oil fired boiler and the base station for the CCTV security system

The staircase leading to the first floor has a Stannah stairlift and access to the Loft rooms is with a ladder.

The reservoir was constructed in the 1970's and has capacity for up to 5 million gallons. The abstraction licence (no 7/35/9/S/027) originally issued on 11th April 1985 gives the right to abstract 18,100 cubic metres per year for spray irrigation between 1st November and 31st March the following year.

The farm is served by an underground irrigation main and every arable field has hydrants at 72 metres. There is a pump house near the reservoir.

The soils are mainly of the Ludford Association being described as deep fine loam and sandy soils.

The majority of the farm is shown as Grades 2 & 3 on the Provisional Ministry of Agriculture Land Classification Map for the Eastern Region.

The previous cropping includes a rotation of combinable and root crops including cereals onions and potatoes. A past Cropping Schedule is available from the Vendors Agent.
