INTRODUCTION
Green Farm, Paston is offered for sale for the first time since 1823 and comes to the market following the decision by the Purdy family to retire from farming.

The farm stretches south from the village of Paston down to the north eastern fringes of the market town of North Walsham and extends in all to approximately 188.57 Ha (465.96 Acres). The farm has in recent years been contract farmed by a local farming business with a rotation including cereals, sugar beet, potatoes and vining peas.

LOCATION
Green Farm is located to the north east of the market town of North Walsham which provides a range of local shopping, amenities and school facilities. The popular seaside town of Cromer is approximately 10.0 miles to the north west and the city of Norwich is approximately 18.0 miles to the south west which provides a wealth of shopping, amenities, restaurants and leisure facilities together with a direct rail link to London Liverpool Street (2 hours) and an International Airport that regularly flies to a wide range of
destinations.

DIRECTIONS
(note: these directions take you to Lot 1)
From the centre of North Walsham head north on the B1145
for approximately 1.5 miles towards the village of Swafield. On reaching the sharp, right hand bend follow the road round to the right signposted for Mundesley and Knapton and continue along this road for a further 1.9 miles where you will come to another sharp, left hand bend. Turn off the B1145 at this bend and continue straight ahead onto The Street (signposted for Knapton village). Continue along the street for approximately 0.6 miles passing under the old railway bridge. The land comprised within Lot 1 will then be found on the left and right hand side of the road.

THE LAND
The land is predominantly gently undulating with land parcels that are suitable for modern agricultural machinery and equipment. As is typical for the area boundaries comprise a mixture of mature hedges, trees and ditches and all land parcels benefit from good access direct from the public highway. Mostly the land is classified as Grade I and II with some Grade III.

The farm is offered for sale as a whole or in up to five lots as follows - refer to sale plan.

LOT 1: Shown yellow on sale plan
This lot extends to approximately 9.48 Ha (23.43 Acres) and comprises two arable fields accessed off The Street which extend to approximately 8.91 Ha (22.02 Acres). The balance of this lot comprises a small block of woodland (Maple, Beech, Oak, Holly and Ash). The soils are of the Hall and Sheringham soil series described as coarse loam over sandy coverloam over glaciofluvial drift.

LOT 2: Shown green on sale plan
Lot 2 extends to approximately 48.33 Ha (119.42 Acres) and forms the most easterly part of the farm. Of the total acreage 46.72 Ha (115.45 Acres) is arable land with the balance comprising a block of woodland with pond and farm tracks. There are various points of access into the land parcels from the public highway. The woodland is located towards the centre of this lot and was planted in 1993 under grant aid as part of a Farm Woodland Scheme comprising Oak, Cherry, Ash and Alder trees. The agreement runs until 2023. Soils are of the Hall and Sheringham soil series described as coarse loam over sandy coverloam over glaciofluvial drift.

LOT 3: Shown purple on sale plan
Lot 3 forms the core of the farm and extends to approximately 65.75 Ha (162.47 Acres) and is predominantly one block of land with two additional fields. The majority of this lot is arable land with a small block of woodland and concrete pad at the southern end (0.32 Ha / 0.79 Acres). Access to the land parcels is available at various points off the public highway. Soils are of the Hall and Sheringham soil series described as coarse loam over sandy coverloam over glaciofluvial drift.

LOT 4: Shown blue on sale plan
The land comprised within Lot 4 extends to approximately
56.99 Ha (140.82 Acres) of which 53.75 Ha (132.82 Acres) is arable land. Whilst the land is predominantly gently undulating the land parcels that extend to the west bank gently downwards towards Hall Lane. Access to the land parcels is from the public highway with two internal tracks serving the land parcels, one from Hall Lane and the other from the quiet lane. Predominantly the soils are of the Hall and Sheringham soil series described as coarse loam over sandy coverloam over glaciofluvial drift with the soil type changing at the southern end nearest to the Canal to a loamy and peaty; coverloam and fen peat being of the Hanworth and Sustead soil series.

LOT 5: Shown red on sale plan
Lot 5 comprises two parcels of arable land extending in all to
approximately 8.02 Ha (19.82 Acres) located on the east and west side of Hall Lane. The land on the west side adjoins Pigneys Wood along part of its southern boundary reaching up to the former railway embankment. Soils are of the Hall and Sheringham soil series described as coarse loam over sandy coverloam over glaciofluvial drift.
