THE LOCALITY March has a population of around 22,000 and is the administrative centre of Fenland District Council.

The town is well served by regional and national transport links. The A141 passes within 150 metres of the entrance to the site which gives road access to Peterborough - 20 miles (approximately 35 mins), Ely - 20 miles (approximately 30 mins), Cambridge - 32 miles (approximately 1 hour) and Huntingdon - 22 miles (approximately 40 mins). The popular North Norfolk coastal region is only one and a half hours drive away.

The town benefits from a regular bus service to the major regional centres as well as the local villages.

March lies on the Ely-Peterborough train line thereby providing access to an extensive rail network with regular trains to London, Birmingham and Stansted Airport. 

THE SITE The site comprises an area of agricultural land, currently farmed on a Farm Business Tenancy, with access track from Wisbech Road (B1099) together with a further area of uncropped land, an area of amenity land and the property known as 147a Wisbech Road, March which is currently occupied on an Assured Shorthold Tenancy and will need to be demolished to provide site access. In total the site extends to 4.85 Hectares (11.98 Acres) (STMS) and is as shown on the plans attached. 

PLANNING The site received a resolution to grant outline planning consent at a meeting of Fenland District Council held on 27th February 2019 under reference F/YR17/1127/O for the erection of up to 118 dwellings on the site subject to a Section 106 Agreement. SECTION 106 AGREEMENT Detailed discussions with Fenland District Council and Cambridgeshire County Council are ongoing with proposed contributions under the scheme as follows:

Education contribution of £1,499,000
Libraries contribution of £12,440
Transport contribution of £15,000 plus improvements to the Peas Hill roundabout
Healthcare contribution of £42,435
Open Space and Sports contributions of £87,480 plus minimum of 0.2 Ha on-site children's play provision. 

WAYLEAVES EASEMENTS AND RIGHTS OF WAY The site is offered For Sale subject to and with the benefit of all existing rights, including rights of way (whether public or private), light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars. 

METHOD OF SALE The property is offered For Sale freehold by Private Treaty.

The Contract of Sale will include a development overage provision relating to any increase in value resulting from an amended number of dwellings or revised Section 106 Agreement. To this end, the Vendors are willing to enter into a conditional sales contract.
