LOCATION The land is located to the West of the Village of Bluntisham and to the North of the Town of St Ives as shown on the location plan. The land is approximately 8 miles East of Huntingdon and approximately 21 miles North of Cambridge. DESCRIPTION The land is currently under arable rotation and is divided into 6 field parcels. Also located on the land is brick built building measuring approximately 8m x 4.5m. LAND The land is classified as being predominantly Grade 2 with some Grade 3 on the MAFF Land Classification Plan. The soil is listed as a lime-rich loamy and clayey soil. We are not aware of any recent field drainage under the land. The land is gently undulating with hedge and ditch boundaries. Access is taken from Bluntisham Heath Road. GENERAL REMARKS AND STIPULATIONS TENURE AND METHOD OF SALE The land is being sold freehold, with vacant possession available upon completion and subject to any rights and easements as described in these particulars of sale.
