Rural Land and Estate Management service include:
• Day to day management of estates – to include agricultural agreements, Landlord & Tenant, residential and commercial property, forestry, staff, tax, accounting and tax planning, ensuring all details are taken care of and all parties are kept informed
• Diversification – regular exploration of the best way to maximise the income of the estate, from conversion of redundant farm buildings to energy creation
• Financial planning, bench marking and reviews – management of budget, cash flow, forecasting for any upcoming expenditure and regular financial reviews
• Sale and acquisition of all or part of an estate
• Additional advice – our wide range of skills allows us to offer our clients services in our other core areas, including planning, valuation, business consultancy, tax and estate planning to include succession and advice on renewable energy options, grazing licences, estate mapping and surveys.

Rural Planning & Development

We advise, prepare and submit applications on our client’s behalf, and are well versed in all aspects of the following:

• Planning Applications to the Local Authority (farmhouses, barns, stables etc.)
• Appeals to the Planning Inspectorate
• Certificates of Lawfulness (CLEUDs and CLOPUDs)
• Removal of Agricultural Occupancy Conditions Applications
• Advice on the promotion of land into Local Plan.

Compulsory Purchase & Other Compensation Claims

Simmons & Sons are able to advise on compulsory purchase matters for water, oil and gas pipelines, road and rail schemes, electricity wayleaves and other utility easements and wayleaves. We aim to mitigate the impact of the scheme on your land and act on your behalf in drawing up and submitting claims for compensation for injurious affection and disturbance.
